Condensation on Windows: Causes, Prevention and Mould

What causes it?

The same situation plays out every year in countless homes: windows are wet in the morning, paint is flaking beneath the reveal, and dark marks appear in the corners. Simply wiping away the problem rather than tackling its cause can, over time, endanger both the property and occupants’ health.

Why condensation forms on windows

The principle is straightforward: warm, humid indoor air meets a cold windowpane. As the air cools rapidly against the surface, it can hold less moisture, so the excess water vapour settles as droplets. This process is entirely normal, but it becomes a concern when it happens every day without action being taken.

Persistently damp areas can then develop, particularly where the window meets the wall. Mould spores thrive in these spots. Although spores are already present in the air, they need sufficient moisture to find ideal growing conditions. People with asthma or allergies are often the first to notice the effects, including an irritating cough, stinging eyes and breathing difficulties. Children and older people are particularly sensitive.

The most effective basic rule: keep humidity under control

The best way to prevent condensation is to avoid allowing moisture to build up in the first place. Consistent ventilation and a few established routines are far more effective than expensive specialist products.

  • Air rooms fully for short periods several times a day instead of leaving windows tilted open continuously
  • Keep an eye on humidity levels (the ideal range is 40–60 per cent)
  • Wipe condensation from windowpanes straight away
  • Deliberately limit everyday sources of moisture

Many people allow the moisture on the glass to “dry by itself” in the morning. That is precisely the wrong approach. Water does not remain only on the glass: it seeps into joints, seals and plaster. Keeping an absorbent cloth on the windowsill and using it promptly can prevent much of the resulting damage.

Bedroom: the hidden moisture hotspot

Bedrooms produce more moisture than many people realise. During one night, a person releases around one to two litres of water into the room through breathing and perspiration – and naturally more where two people are sleeping.

Do not turn the heating off completely

Turning the heating off entirely before bed often causes the condensation problem unintentionally. If the room cools down substantially, the windowpane temperature drops even further, and the humidity ends up directly on the glass.

A much better option is to keep the heating at a low, steady setting. The air remains slightly warmer, the temperature difference between the room and the pane is reduced, and less water forms.

Keep damp laundry out of the bedroom

A common mistake is placing a clothes airer in the bedroom because “the door is closed anyway”. As clothes dry, a large proportion of their water enters the room air, before settling on the windowpane.

A well-ventilated room or a separate drying room is the better choice. Anyone using a tumble dryer should make sure it vents outside correctly or has a condensate container that is emptied regularly.

Kitchen: stop steam at its source

Cooking is one of the largest sources of moisture in a home. Water boils, sauces simmer and a bake cooks in the oven – together, these release huge quantities of water vapour into the air. The good news is that the issue can be greatly reduced with just a few simple steps.

  • Switch on the extractor hood or fan whenever cooking.
  • Keep lids on pans to contain steam.
  • Open the window wide briefly while cooking and afterwards.
  • Keep the kitchen door shut so moisture does not spread through the rest of the home.

These habits cost nothing but make a considerable difference. In small flats especially, moisture can otherwise quickly accumulate throughout the living space, becoming noticeable as steamed-up windows at the other end of the home.

Bathroom: control steam before it spreads

The bathroom is often the most extreme example: a hot shower produces vast amounts of steam within minutes in what is usually a small room. Without countermeasures, this water vapour settles on mirrors, tiles and windows, or moves into neighbouring rooms.

Seal off the shower area properly

A close-fitting shower curtain or full-height glass screen acts as a protective barrier. It initially keeps the steam within the shower area instead of allowing it to spread freely around the bathroom. This significantly reduces the moisture load.

Use the extractor fan and window wisely

If there is an extractor fan in the bathroom, it should run not only while showering but for at least 10 to 15 minutes afterwards. During this period, it removes a large share of the moisture outside.

Leaving a window slightly open supports this process: steam can escape directly outdoors instead of settling on the nearest cold surface. It is better to keep the door to the hallway closed during this time so the moisture does not spread around the entire home.

Technical aids: dehumidifiers and hygrometers

Where moisture problems occur regularly, an electric dehumidifier may be worthwhile. Modern units operate relatively quietly and use less electricity than older models. They remove water from the air and collect it in a container that needs emptying regularly.

A dehumidifier is especially useful in rooms that cannot be ventilated easily, such as internal bathrooms without windows, basement rooms or areas with structural cold bridges.

A small, inexpensive hygrometer is another useful tool. It displays the current humidity level, making it easy to see when ventilation is needed. Levels above 60 per cent for prolonged periods greatly increase the risk of condensation and mould.

Upgrading windows: from film to triple glazing

For a longer-term solution, it is worth considering the glazing. The warmer the inner pane remains, the less condensation will form. Double or triple glazing substantially reduces the temperature difference between the room air and the windowpane.

For rented homes or as a temporary measure, special anti-condensation films can be applied to the glass. They do not improve the surface temperature as much as replacement windows, but they can help reduce the formation of droplets.

Practical everyday tips to prevent mould on windows

Strictly following these measures can substantially reduce the risk of wet windows and mould patches:

  • Ventilate immediately after getting up and check the panes
  • Always wipe condensation away at once using a microfibre cloth
  • Do not press internal blinds or heavy curtains directly against the glass
  • Do not cover radiators with furniture or long curtains
  • Remove moisture from tiles and grout after showering

Pulling blinds and curtains directly across a cold pane creates a cold chamber behind them. Air can barely circulate and cools sharply, making condensation and mould almost inevitable.

Why mould is more than a cosmetic issue

Mould spores place strain on the airways, irritate mucous membranes, and can trigger or worsen allergies. Marks around window reveals should be taken seriously, particularly in bedrooms where people spend many consecutive hours, rather than being “monitored” for months.

Anyone who regularly experiences headaches, irritated eyes or coughing while also finding mildew marks on walls or windows should act quickly: eliminate sources of moisture, have mould removed properly, and investigate possible building defects if the problem persists.

Over the long term, managing indoor air consciously pays off in several ways: less damage to the building, lower heating costs through sensibly managed ventilation and, above all, a noticeably more pleasant indoor climate. A combination of consistently drying windowpanes, targeted ventilation and suitable technology can greatly reduce condensation on windows – leaving mould no opportunity to take hold.
